A landmark residential address

Occupying a statement address in the heart of Westminster, this residential development at Millbank in central London offers a collection of prestigious Grade II listed homes.

A combination of refurbishment and new build construction, the development of the former headquarters of the Imperial Chemical Industries now encompasses over 200 apartments and 400 sq. m of commercial and education space, with stunning views over some of London’s most iconic landmarks.

Celebrating continued partnerships

Having worked with main contractor Berkeley Homes Central London on previous projects, we were appointed by them again to work on this impressive development. Our initial scope of works was to install 100mm SFS as roof trusses, fixed to the existing concrete primary structure.

The purpose of the SFS was to enclose the plant system on the rooftop and provide screening for the heating, ventilation, and air conditioning systems.

Hadley Steel Framing SFS was specified for the project, an off-site steel bolted frame system which we have extensive experience in installing for previous and upcoming projects. The advantages of using a system such as this is that the system is constructed off site under factory conditions and delivered to site ready to be assembled. Manufacturing SFS off-site results in faster build times, making it a cost-effective building solution and a fantastic option for projects where space and access is restricted.

We have worked closely with Hadley Steel Framing on a number of projects, and know that their team offers a high level of technical, structural and design expertise, and the lightweight but high strength SFS requires little to no ongoing maintenance.

Eden Facades Senior Quantity Surveyor, Simon Jackson, who worked with Hadley Steel Framing on this project, comments: “We enjoy a good working relationship with the team at Hadley Steel Framing and know we can always rely on them to deliver throughout the different stages of a project – from design right through to installation.”

Gavin Jaggard, Regional Sales Manager for SFS at the Hadley Group, explains in more detail about the Hadley SFS Load Bearing system: “Our in-house design team use BIM co-ordination to collaborate all structural elements throughout the design process, before being manufactured and cut to length at our state-of-the-art facility, and then delivered to site for installation.

Gavin continues: “We’ve worked with the team at Eden on quite a number of projects and their high standards and meticulous attention to detail is in line with our own, it’s a good partnership.”

The ability to be flexible

All construction projects can be subject to unavoidable delays, and occasionally this is due to waiting for other trades to finish before the site is accessible.

At this project in central London, we were unable to complete our initial installation as areas of works being completed by other trades were incomplete and scaffolding remained in place, blocking our access. Eden Facades Senior Quantity Surveyor Simon explains:” It’s important to be able to adapt to meet the changing needs of any project – in this case, our team was on site ready to start work, but we were able to rearrange our schedule and return to site at a later date in order to complete the works when the areas became available.”

The project was estimated at an initial 10-week programme against contract works, however during the process of the project it became necessary for additional cross bracing and supports to be included, which our team was still able to complete in the given time frame.

Now the project is complete, and the apartments ready for market, Simon concludes: “Our ability to accurately plan and manage our schedule of works meant that we were able to provide a level of flexibility for our client and give them peace of mind that our installation would be completed with the time allowed.
