Project Description

In 2022, we were appointed by main contractor Neilcott  as one of the specialist sub-contractors at the Frampton Road development in London.

Having worked with the team at Neilcott on previous projects, we were delighted to be contacted again by one of their Senior Surveyors, Simon Carlow.

Simon explains why he decided to recommend us for the work at Frampton Road: “Having worked with Paul and the team at Eden Facades on a previous project, I knew that their knowledge, experience, conscientious approach and attention to detail would make them the perfect partner for this build. With a change in planning requirements moving from stretcher bond face brickwork to stack bonding we calculated that traditional brickwork would not work structurally for the taller of the two apartment blocks and we enlisted the help of Eden Facades to work with us to find a brick slip solution”

Choosing to work with experienced installers

Neilcott were responsible for delivering the design and construction of 13 apartments across two blocks, with parking and cycle spaces and a two-storey parade of shops adjoining the residential development.

The development is situated in Hounslow, West London, an area currently undergoing a period of regeneration including extensive renovations and improvements to council estates and homes in the area[1]. Hounslow pledged to build 5,000 new homes by 2022, with a focus on high quality, energy efficient buildings, and the opportunity to improved shared community facilities.

Our scope was to install the Eurobrick X-Clad brick slip system to the ground floor walls of the apartment buildings. X-Clad is a brick faced external wall insulation (EWI) system, indistinguishable from traditional brickwork, but lightweight – ideal for modular, new build and retrofit projects.

For this project, the client had specified a bespoke cut for the bricks, rather than the Eurobrick standard range, so our team were able to work with both contractor and supplier to ensure that the specific finish was procured.

With years of experience installing all types of EWI systems, our team know this system well and installation was straightforward – insulation with ribs, and the bricks fixed into ribbed area.

With the correct specification and proper installation, once in place this type of system is low maintenance and can have a lifespan of up to 25 years. Not only does the brick transform the buildings’ outward appearance, but the system also insulates the walls, saving energy, reducing heating bills and carbon emissions.

Meeting Zero Carbon standards

To meet the performance targets required to achieve Zero Carbon standards, Neilcott’s design team collaborated with architect Ashby Design Ltd and the wider supply chain, through early technical design review and ongoing design development to achieve the required performance.

The development is predicted to emit at least 100.26% less carbon dioxide (CO2) than standard Building Regulations requirements, which was achieved by[2]:

  • Enhanced insulation standards, with improved lighting and heating efficiencies
  • Installation of PV panels with an overall minimum output capacity of 37.50 kWp
  • Air source heat pumps in-line with Sap10 emission factors in lieu of gas boilers
  • Highly efficient MVHR systems for ventilation
  • Glazing with high thermal & acoustic performance (u-value 1.2)

Developments that can demonstrate their properties have efficient insulation in place will be more attractive to prospective buyers, and developers are likely to benefit in the long term from improved brand reputation.

External wall insulation (EWI) is an effective way of delivering enhanced thermal efficiency, reducing fuel expenditure quite significantly.

“We’re experts when it comes to the application of EWI systems and are approved installers of several EWI systems which carry BBA certification and a minimum 10-year warranty.”

The project in Hounslow is now nearing completion, the development transforming the area, adding stylish, contemporary apartment blocks. Simon comments: “We couldn’t be happier with the end result, the apartment blocks look great with the brick slip façade exactly replicating the traditional brickwork façade of the lower block and our client is very pleased. The team at Eden went out of their way to make the process as smooth and streamlined as possible, as we knew they would from previous experience, and we will definitely choose to work with them again in the future. It’s great to have a supply chain partner of their calibre on board with us. Working collaboratively, we know we can achieve the results we need”
