Project Description

Orwell Quay – phase two 

After completing phase one at Orwell Quay in Ipswich, R G Carter has engaged our services for phase two of this cladding remediation project. 

For this latest phase, our scope involved removing the existing cladding and installing a fire-rated system to improve the buildings’ fire protection and acquire an EWS1 certificate (External Wall System Fire Review). The certificate allows mortgage lenders to assess the external wall safety of buildings over 18 meters when the leaseholder buys, sells, or re-mortgages an apartment in a multi-storey, multi-occupied residential building. 

The client specified A2-rated Cedral Click rainscreen cladding and Proteus spandrel panels due to their excellent fire protection. Our team is expertly installing them, along with a terracotta tiling system. 

Prepared for the project challenges ahead 

Phase two involves three separate buildings running consecutively, each posing its own set of challenges. Our key learnings from the challenges addressed in phase one and a strong working partnership with R G Carter have helped us hit the ground running in this phase. 

For example, residents have occupied the buildings throughout the project. Following the lessons from phase one, we have managed to keep noise to a minimum and keep residents well-informed before work commenced. 

As with any project, there may be unforeseen hiccups along the way. One of the initial challenges with any cladding remediation project is what is found once the existing material has been removed. Still, with what we learned from the remediation of buildings one and two in phase one, our team was well prepared to tackle this head-on with no delays. Ricky Barnett, Project Manager at Eden Facades, comments:  

“With each building, a variety of minor issues has arisen, but with our excellent working relationship with R G Carter and through our expert team of installers, we’ve ironed these out with little or no delays.” 

Establishing a long-term partnership 

Eden Facades has played a vital role in ensuring the smooth running of the project. Ricky explains the importance of how a strong relationship makes a difference:

Ricky continued to explain a recent engagement with the Senior Quality Surveyor at RG Carter during a progress meeting: 

“During our weekly progress meeting, the Senior Quality Surveyor highlighted his delight with the work carried out over the past two years and said we should be proud of it.” 

Following the project’s success, Ricky looks forward to working with RG Carter on another project at Ipswich Football Club, further highlighting RG Carter’s trust in Eden Facades:

Steady progress, meeting deadlines 

Meeting deadlines is a key component of successful project delivery. We are committed to ensuring adherence to timelines and quality standards while navigating the project’s complexities. Ricky explains: 

“With the first scaffold strike date set for the first of three buildings on the 19th of August, we’ve met the deadline for this building and are making steady progress toward meeting the deadlines set for the subsequent two buildings.” 

“The project is set to be completed by January 2025 and will continue to work closely with R G Carter to keep delays to a minimum and meet the target date.”
