Right First Time: Why Façade Quality Is Essential to Construction Productivity

Productivity on construction projects is often discussed in terms of programme milestones, sequencing and output. Less frequently discussed, but central to successful delivery, is the principle that underpins consistent performance: getting the work right first time.

The UK’s Get It Right Initiative estimates that avoidable error can account for between 10% and 25% of project cost when indirect costs and knock-on delays are considered. This underlines how quickly the consequences of rework can extend beyond the work immediately affected.

With nearly 15 years of experience delivering façade projects across the South East, we have seen that productivity is rarely lost in one identifiable moment. More often, it is the result of many small inefficiencies accumulating as work progresses.

What begins as a minor issue with setting-out, structural tolerances or a cladding detail can lead to wider disruption, affecting access, sequencing and the progress of other trades.

How Does Poor Façade Quality Affect Construction Productivity?

On site, these issues do not always present themselves as major problems. Instead, they may appear as slower progress, reduced output or increasing pressure elsewhere in the programme.

Individually, each issue may seem manageable. Collectively, however, they can significantly affect productivity.

When installed work needs to be revisited, the impact is rarely contained within the façade package. Labour may need to be redirected, access equipment reallocated and planned sequencing changed. What starts as a localised correction can quickly influence other trades and areas of the project.

The Cumulative Effect of Construction Tolerances

Façade installation is rarely affected by one large deviation. More often, the challenge is created by several permissible tolerances interacting across different elements of the building.

Variations in the structural frame, openings, SFS framing, brackets or supporting systems may each fall within their individual tolerances. When combined, however, they can influence alignment, setting-out and installation efficiency at the finished façade line.

These effects are not always apparent during early coordination. They may only become clear once installation begins and continuity needs to be maintained across an elevation.

Each adjustment may appear relatively minor, but repeated changes can reduce progress, make output less predictable and increase the risk of completed areas needing to be revisited.

The Importance of Getting Installation Right

Façade packages form part of a highly interconnected construction process. The condition and accuracy of preceding works can directly affect downstream installation, influencing not only programme and quality, but also the performance and safety of the completed façade system.

Accurate coordination and installation are therefore essential to ensuring that fire barriers, insulation, cavity details, fixings and other critical components are installed as designed.

As George Dogaru, Project Manager at Eden Facades, explains, drawing on his experience of delivering the Seacon Building in Ebbsfleet:

“Even tolerances that fall within acceptable limits can carry through into the façade package. A few millimetres of variation across the SFS framing may not sound significant. Still, by the time you come to install the cladding, it can be the difference between a straightforward installation and one that causes difficulties.”

Where design, structural and façade interfaces are properly coordinated, installation teams have a much more stable platform from which to work.

On the Kingsley Healthcare project in Holt, Eden Facades’ design team worked closely with R G Carter to ensure that the proposed cladding layouts, panel sizes and details reflected both the architectural intent and the practical requirements of installation.

This early and ongoing coordination helped the project progress smoothly from design through to installation, while maintaining the required quality of finish.

When Installation Becomes Reactive

Site conditions will not always correspond perfectly with the design information available at the start of a project. However, productivity can be affected when managing these conditions becomes a routine part of installation rather than an occasional requirement.

Where structural variation, incomplete interfaces or coordination gaps are identified, work may need to pause while the issue is reviewed. Approved adjustments may then be required to setting-out, brackets, rails or the planned installation sequence.

These measures can allow work to proceed while maintaining the required line, level and quality. However, the time spent investigating and resolving issues is time that cannot be used for planned installation.

Teams may also need to move to different work areas, rearrange access or return to partially completed elevations. Progress continues, but the workflow becomes less consistent and output more difficult to predict.

The Role of In-House Design and Installation Quality

Because relatively small deviations can have a cumulative effect, one of the most effective ways to protect productivity is to reduce the number of unexpected issues reaching site. This is where the relationship between façade design and installation becomes critical.

Site information, tolerances, interfaces and buildability requirements are considered as the project develops. This allows potential problems to be identified and resolved before they result in rework, re-sequencing or reactive changes on site.

Accurate setting-out and quality checks at each stage of the façade package help ensure that work can progress in a controlled and repeatable way.

This includes confirming substrate tolerances, checking datum points and setting-out, monitoring bracket and rail alignment, and maintaining clear communication between the design, project and installation teams.
