With almost 15 years of experience delivering façade projects across the UK, Eden Facades understands the importance of keeping projects on programme, on budget and running efficiently from start to finish.
While careful planning is essential on any construction project, early-stage façade design input can have a major impact on buildability, coordination, compliance and installation efficiency. By addressing these considerations early, project teams can reduce delays, improve communication between trades and create a smoother path from concept through to completion.
This article explores how thoughtful façade design can improve construction productivity and support more efficient project delivery from concept through to installation.
Designing with buildability in mind
Architects understandably focus on visual intent and building performance, but specialist façade design adds value by translating those ideas into practical, buildable solutions.
A façade system may meet the architectural brief, but specialist design input ensures it can also be installed safely, efficiently and consistently. This includes ensuring the design meets the manufacturer’s installation guidance, can be built on site, and complies with system requirements and building regulations.
When façade design is integrated early, potential issues are identified before they become costly site challenges, resulting in a smoother project delivery for contractors, clients, and project teams alike.
The true cost of construction delays
Industry reports suggest that design-related revisions account for 15–20% of project delays, but getting design right at the concept stage can go some way toward mitigating this altogether.
Construction projects continue to face increasing pressure around programme certainty, material lead times, labour availability and evolving compliance requirements. Even minor delays can have a significant impact on overall project costs, sequencing and resource management.
When programmes slip, the effects are often felt across the wider supply chain. Delays can lead to additional labour costs, disrupted trade coordination and increased pressure on procurement schedules. In some cases, late-stage design changes or unresolved interface issues can also result in rework, material waste and further programme disruption.
This is where early façade design input can add measurable value. By identifying buildability challenges, coordinating technical details and supporting procurement planning at an earlier stage, façade specialists can help reduce avoidable delays before installation begins on site.
A proactive design approach not only improves productivity during construction but also provides greater certainty for contractors, clients and project teams working within increasingly demanding project timelines.
Supporting procurement and programme certainty
Early engagement with façade specialists can also support procurement planning by identifying suitable façade systems, lead times, and presenting alternative solutions where required. This helps reduce the risk of programme disruption caused by unavailable or delayed materials.
By aligning design, procurement and installation considerations from the outset, project teams can make more informed decisions and avoid unnecessary delays later in the construction process.
Navigating compliance requirements’
Façade design also plays a key role in ensuring that systems meet the required performance, safety, and compliance standards. With building regulations and documentation requirements continuing to evolve, early technical coordination helps reduce the risk of redesign, delays or compliance issues later in the project.
This is particularly important when façade packages need to balance architectural intent with fire safety, thermal performance, weather protection and long-term durability.
The value of working with an experienced partner
Working with a reputable façade specialist from the outset provides added confidence throughout the delivery process. At Eden Facades, our in-house design capability allows us to work closely with architects and contractors to develop buildable façade solutions.
Our design team supports projects from initial concept development through to detailed technical design and coordination, helping ensure the façade package progresses efficiently from pre-construction to completion. As Tony Hill, Manager at Eden Facades, puts it:
“Having an in-house design team is fundamental to achieving consistent, efficient, and high-quality façade installations.
“Our attention to detail means every aspect is carefully considered, allowing us to manage the finer points and keep projects running seamlessly.”

Project examples
We have supported many projects with our in-house design expertise, resulting in successful outcomes. Some of our examples include:
Gilden Way, Harlow
Eden Facades delivered the design, supply and installation of façade systems across a residential development.
Early-stage façade coordination helped ensure the systems selected were practical to install, aligned with programme requirements and delivered to a consistent quality standard across the project.
The result was that early and ongoing engagement with both the main contractor and the architect ensured design compliance and smooth project delivery throughout.
“Their team worked collaboratively with our site management and design team to deliver a high-quality façade that not only met but exceeded expectations in terms of finish and attention to detail.” Matthew Melvin, Project Manager at Boom Construction
Kingsley Healthcare, Holt
Eden Facades also supported the delivery of the Kingsley Healthcare project in Holt, where façade design played an important role in balancing aesthetics, performance and practical installation requirements.
Projects within the healthcare and care sectors require careful planning and coordination to help maintain programme certainty and quality standards. Early technical input and detailed façade coordination helped support a smooth installation process while ensuring the façade systems met both design and compliance expectations.
Deben Fields, Felixstowe
Supporting the design from the early stages, we provided input and drawings for key façade elements, including fire-barrier layouts, copings and survey-window flashings. This helped ensure the architect’s intent could be translated into a compliant, buildable façade system.
Unfortunately, due to the supplier of the façade materials going into liquidation, Kier required us to carry out a full redesign of the system, swapping the materials for a like-for-like solution that met the required specification. This allowed the project to proceed and meet the deadlines set out by the client.
