The Glenigan Construction Industry Forecast for 2025-2026 predicts growth in several sectors, driven by increased private sector investment due to improved economic conditions and confidence, along with public sector investment supported by the UK government’s clearer spending commitments in the 2025/26 budget.
This influx of funding is expected to boost momentum in the construction industry, leading to more projects and higher budgets. We explore the current market outlook, highlight key growth sectors, and explain how we are the ideal partner to support these projects.
Housing market outlook
The UK housing market has stabilised in 2024, with improving household incomes, easing mortgage rates, and a more optimistic economic outlook restoring buyer confidence. Uswitch said mortgage approvals rose by 39% in Q3, and house prices increased by 3.2%. This recovery has boosted private housing starts, and with further economic growth and interest rate cuts expected in 2025–2026, developers are set to accelerate new projects.
At Eden Facades, we proudly support high-quality residential construction, as demonstrated by our work on West End Gate, a prestigious development in central London.
Working with Berkeley Homes Central London, we provided expert façade installation, including rainscreen cladding, balcony balustrades, and rooftop screening louvres. Proteus Facades provided patterned aluminium rainscreen panels, offering durability and aesthetic appeal, which our team had expertly installed. We also installed polyester powder-coated panels for balcony finishes, ensuring both elegance and fire safety compliance.
John McGrath, Senior Site Manager for Berkeley Homes Central London, said:
“This is a high-profile development, so it was vital that we worked with a team we could trust to deliver an outstanding quality of finish. The work they have delivered has been first-class.”
This project showcases our ability to adapt to design changes and meet tight deadlines while maintaining high standards. Our work was recognised at the Façade Awards UK 2024, where we won Best New Build Project – South, reinforcing our reputation for quality and innovation. With demand for premium residential developments continuing to grow, we remain committed to delivering façade solutions that combine aesthetics, safety, and sustainability.
Supporting public sector growth – Education
Other sectors expected to see an increase include the education sector, with a predicted 5% growth in 2025 and stabilising in 2026. We’re proud to contribute to essential public sector projects, enhancing learning environments through high-quality façade solutions.
Addington Valley Academy in Croydon, delivered with Kier Construction, featured an SFS system, Y-wall sheathing, and Ceramapanel cladding. Despite winter weather challenges, our team ensured timely completion, earning recognition at the 2022 Façade Awards UK for Best Use of Fibre Cement Cladding Panels.
At Little Reddings School in Hertfordshire, we carried out a complete façade refurbishment, installing the EWI PRO rendering system and Mineral Wool Insulation Slabs. The project was delivered on time and within budget, receiving praise from the client and local authorities.
For Fairview PRU School in Basildon, we installed all cladding, render, fire barriers and aluminium panels. Lead times on the cladding involved meant that it needed to be ordered well before construction began, i.e., panels could not be sized or matched to completed SFS and studs.
With continued investment in public infrastructure, we remain committed to expertly delivering the installations of, sustainable, and visually striking façades that support schools, healthcare facilities, and community buildings.
Healthcare
Healthcare is set for stable growth, with a 1% rise in project starts in 2025 and a 10% increase in 2026. This expansion is driven by the government’s commitment to NHS infrastructure, including a 15% boost in capital funding. The investment will focus on upgrading facilities, expanding services, and tackling maintenance backlogs—creating significant opportunities in the sector.
To support this growth, we bring expertise in delivering high-quality, durable, and compliant façade solutions for healthcare facilities. Our work on healthcare projects highlights our ability to meet the sector’s strict performance, safety, and aesthetic requirements. Some example projects include:
- Kingsley Healthcare, Norwich: Our team worked with our long-term partner, R G Carter, to ensure the successful installation of a rainscreen cladding solution. We supported the design aspects as well as the installation, and it was completed on time with no hiccups or delays.
Our extensive experience in live healthcare environments ensures minimal disruption while delivering quality, compliance, and sustainability.
Remediation Acceleration Plan
Following the enquiry into the Grenfell Tower tragedy and the implementation of the Building Safety Act in 2022, the government is enforcing further measures to address the estimated 4,000-7,000 structures in England that have unsafe cladding yet to be identified or rectified by way of the new Remediation Acceleration Plan (RAP).
We expect a continued high volume of cladding remediation projects this year. We have expansive expertise in cladding remediation, having worked on many projects such as Orwell Quay, Orbis Energy, Renaissance, and Baroque Court. We’re proud of our extensive expertise in replacing these hazardous products with fire compliant alternatives.
Cladding remediation isn’t limited to replacing unsafe cladding; it can also be an opportunity to restore the external aesthetics of a building and update inefficient or weathered cladding.
